If rent can be taken in cash, nothing better than that, as the tenantย cannot prove that he/she paid the money to you in any tangible manner.ย ย Rental agreement for 11 months always Don't extend any tenant beyond 7-8Yrs, even in case of exceptional behaviour Don't giveย it to relatives, even if done get them out in 2-3 years when terms are good saying that you want to renovate etc. When a relative is a tenant, don't take any large cash amounts via online/cheque/bond etc which proves you owe them the money. Take it from bank instead, it's not worth the risk.ย As others said, don't ask them to pay taxes (property/municipal etc) only utility bills like water and power that's it.ย Any installations like heaters/ACs/fans/bulbs etc, i would suggest you do it, so that they can't even claim about investing in the liveability of the house. Lot of people say why should you invest 30-35k for AC which your tenant uses, but for me any fixtureย in that house belongs to me, its simple as that.
