Bros hyd lo trend early days of new government formation thakkuve vundedi but since last 6 months lo change baaga vundi, prices are infact increased considerably, nenu emanna kondama ee rent kompala valla entha kalam ani chusthunte konchem rates ekkuvanipisthundi, also maa guntur lo kondamante xxxxxx maamulu rates cheppatle, mana ap prajalu dabbu manushulu ane tg frnds maatalu nijamanipisthuntadi okko saari aaa rates chusthante, emi lekundane intha chepthunnaru repu nijamga ani provide chesthe inka rich ppl thappa evadu konaledu.

Real estate in hyderabad in my opinion is a gone case and here are my reasons. I am writing this not to blame Hyd because it is in TG. People who discuss here also should come up with real facts and should not be masking with humanitarian (i meant to say that some people think all of us are Telugus and doesn't want to say bad about Hyd, thus suprressing the facts) and regional issues.

 

1) There are already lot of inventories with the builders. This is not only specific issue in Hyderabad but applicable to all Indian cities.

2) Real estate is considered as a market for investment. Now with stocks booming and also due to ongoing political conflicts between TG and AP, i don't see it as a viable opportunity for investment at least to AP investers (which i believe is a huge loss to Hyd builders).

3) The economic theory called “a market for lemons” put forward by Noble prize winning economist George Akerlof also supports the downfall of Hyderabad market. (People for very obvious reasons are opined that Hyd real estate is a dead investment. This perception is going to stay irrespective of the hype builders and regional lovers try to create). Please find the below link for further understanding. If my opinion of interpreting market for lemons theory to Hyderabad real estate market is wrong, then i request to please provide the reasons for it.

I am sorry if i hurt the sentiments of regional lovers from both sides here.

 

The down slide in hyd market is actually good for real home buyers. If some one wants to settle in Hyd, then they should go for buying a home. But for the sake of investment, think about it as there are avenues where your investment can be much better.

This is going to happen in Hyderabad in 2-3 years time. Don't think in a short term angle. due to under-appreciation for some years, it is now adjusting resulting in rise in prices. When 15-20 lakh people migrate in 3-5 years, it will be difficult for any city to fill that vacuum.
