Land acquisition in capital region

ALso to clear on 20% post development that option is there only if the land is used for Urabanization(means like Jakkampudi layout development)

Govt has choice to say these Acquired lands are NOT urban plotting and for Public purpose.

 

Even if they get 20% here is maths

 

- 20% of post dev means=> (1500 is what post dev govt saying we get/5=300 sq yards)

- CBN& Narayan cleverly are saying development cost is minimum 1 CRORE(this will add to that dev cost)

 

So, 300 SQ yards you get for

 

- Acquisition cost proportion+DEvelopment cost(worst case 50 laks an acre is what CBN govt will show)

 

 

Also there are other things not state issues but income tax issues.

 

- You may be asked to pay capital gain tax(30%) on your Acquisition compensation(as you are buying NON AGRI land with that money and not Agri land )

 

 

Acquisition idea was brought by Laxman reddy master mind to STOP capital as govt can't pay compensation for 33K acres if ALL takes that route..

Luckily majority did not fell for their trap....

If you land value is more than 25 lakhs as per registration value then ACQ is better.
If you land is registered in SQ yards(I doubt this) then ACQ is better....
 
But even in undavalli recent RDO said highest agri land registered was 32 lakhs and that too less than 10 acres..Only that farmers gets EQUAL benefit as POOLING.
 
Rest of them they get 2.5 times of registration average and HUGE loss..
Except Undavalli it is guaranted loss for all other villagers 99% percent compared to POOLING.

in Other words

 

Benefit only if Capital land rates are going to be very less ( 4000/sqyd )  for long time ) which for sure not the case.

 

if pooled then farmer will get 1000+200 sqyd it is now at ~1cr  market rate (90l some places) == 7500sqyd now.. 

if acquired farmer will get max 50l and period. 

if he use the right to buy back the 20% he has to spend that 50l and will get 300sqyds in return. @16000/sqyd

 

definite huge loss for formarer not pooled their land, if Govt is successful in Acquisition.

land pooling is really a great step on a whole I believe.

But land leni (also edu/skill leka jobs thechchukoleni) saati vuuri vaallanthaa migrate avvatam chaalaa baadha and nastam. enni dabbulu vachchinaa mana vaallalo kontha mandhiki inaa duuram avvaalsi vasthundhi.. 

Also land vunna vaallu kuudaa vyavasaayam ante istam vunte aa money tho inka ekkadannaa land konukkoni migrate avvaalsindhe.. ekkadiko velthe akkadiki vaalla illu naduchukoni raadhu.. mallee konaali/kattukovaali .. andhukeneko CBN thyaagam mallee mallee antaaru. Kanee thappadhu koththa rastram kosam... Anthaku mundhu acquisition vyavahaaraltho polchithe maatram 1000 retlu better... (adhivaraku eppuduu respect kuuudaa ivvaledhu)

naaku unna parimitha knowledge tho choosthe matram, this is never before herculean task. idi CBN meeda abhimaanam tho anataledu, just cant imagine this atleast, 33000 vela acres raithulu vachi manasulo badha unna ichaarante :terrific: :terrific:

By choice is always better than by force.. and thakkuva mandhi inaa..ee capital region lo yeppatikee maa vuullone vundi podhaam anukonna vaallu vunde vuntaaremo.. vaallaki nizam gaa kastam and vallu balavantham gaa tyaagam cheyyalsi vasthondhi..
