Edges down. Hyderabad real estate sector dips 9 per cent in 11 months

The aggregate registration value has dropped to Rs 30,415 crore in the first 11 months of 2022

The real-estate market in Hyderabad has declined by 9 per cent in value terms, recording an aggregate registration value of Rs 30,415 crore in the first 11 months of the calendar year 2022, as against Rs 33,531 crore in the comparable period last year.

In terms of the number of units sold, the market declined by 17 per cent at 62,159 units, as against 75,453 units in the same period last year, according to property consultants and research firm Knight Frank India.

The Hyderabad market, however, grew 28 per cent month-on-month with an aggregate registration value of Rs 2,891 crore in November 2022, as against Rs 3,422 crore in the previous month.

 

The Hyderabad residential market includes the four districts of Hyderabad, Medchal-Malkajgiri, Rangareddy and Sangareddy.

 

“The city’s residential market saw an uptick in registrations in November despite major headwinds from geopolitical developments and a spike in home mortgage rates over the last few quarters,” said Shishir Baijal, Chairman and Managing Director of Knight Frank India.

Units in the Rs 25-50 lakh price band witnessed huge demand. About 50 per cent of all the units sold in November 2022 were in this band, as against 37 per cent in the same month last year.

Registration of housing units in the lower segment (units under Rs 25 lakh) declined to 22 per cent of the total in November 2022, against 39 per cent in the same month last year.

Overall Outllook: lower middleclass are interested in only less than 50 lack apartment units. Upper middle class are not buying anything above 50 lacs per unit. Only Rich people buying high cost homes as investment purpose. don't get duped by investing 2 Cr apartment. Rather invest that money in Mutual funds.

If you observe history ....Every 7 years, city anedi kotha area ni identify chesthadi .            ippudu mainly hyd west lone ee rates and peak .....But ade 111go area route open ayithe again from scrach ... everything will be depend on jobs/opportunities and infra 

 - if you can risk and wait …then buy plot in 111 go area like Aziz nagar ,Moinabad or before Mokilla .....- RR7 strech and mumbai hihway also ok.

- house kavali life ni enjoy cheyyali anukonte without any doubt buy a flat in neopolis  on Home loan . 3 to 4 years lo double ayina no surprise and can expect 1 lakh rent   Election, recession fears valla doubt anthe .....Recession vasthe any city down avuddi .

HYD RE investment is dead investment. it is not fluid like before 5 years. 

4 months back nenu mokhila, shankarpally, vattinagulapally, proddatur tiriga. most of these areas dont even have proper 2 lane roads. forget about other infra. still another 10 to 15 years paduthundi any decent housing colonies form avvadaniki ee areas lo.currently ee areas lo sq. yd. 25k min septhunnaru. very hyped up. 

inka pharma ani maheshwara dagara hype isthunnaru gaani. they are very very far from ORR. 4 years back demonetisation valla chala mandi cash antha ee RE lo petti motham rates anni penchesaru. evadiki affordable rates levu ipudu.

ah konda mida e naluguru builders ki matrame vachindi permission and everyone started 2k+ sq feet apartments min price 9000/ sq feet. ninne prestige clairemont odini inka cheyaku ra ayya out of my budget ani cheppa :D 
Myhome is building 99 ani edo project adi kuda anthe dinekka thuth

3K annadi other side of hyderabad ani not west 🙂                                                        Ma colleague 7600/sft ki prestige clairemont book chesadu ..Kavalante cheppuu matladatha if thats still available but problem with prestige is you dont get gandipet lake view .

ee video choodu ....iTs SEZ - mixed of commercial and housing ...120 and 150 feet roads and government investing 300 crs on roads ante just imagine . Not luxury --uber luxury   rent imagine chesuko .
