And its already done by group of 4-5 people for getting houses at lesser rate than getting an apartment from a builder. One of my ex colleagues did this in Chennai with his friends in 2008 itself. They got 2400 sq ft land for around 25 lakhs. Constructed 5 flats in that ( 1 flat in Ground floor, 2 each in 1st & 2nd floor) through a small builder. The total built up area was around 5000 sq ft , and the total cost of land+building was around 1 cr(including wood work,furnishing etc).... so net investment per person was only 20 lakhs for a 1000 sq ft flat with covered car parking, flats were costing 30 lakhs in same area that time....
