The Basic idea or proposal of this thread is for those members of our NFDB who are really interested in reality and construction in the vicinity of the proposed capital city of Andhra Pradesh. 

 

Many of us dream to construct an house or buy an apartment for our living and it all depends upon the choice of the individual of what kind of choice(independent or apartment or row house or farm house) and the location.

 

This particular model will discuss about the Dream House : 2000 Square Feet Independent Duplex - 4 Bedroom in 200 Square Yards plot or in 4.13 cents plot or 1800 Square Feet plot.

 

So in general when we tend to buy such kind of an house depending upon the locality and quality the prices vary - where do they start? - they start at 3000 per Square Feet to 6000 per Square Feet depending upon the location and demand - so they start at 60 lakhs to 1.2 Crore. So they start at 3000 per Square Feet or 60 lakhs - so here again buying such kind of houses in an gated community with few other facilities like Park - GYM - Swimming Pool - Tennis Court - Shuttle court's - Indoor games and an Community Hall -- in precise an small mini sports club. So how do the prices start here - they would start bare minimum at 3500-4000 per Square Feet - so the basic price to buy an independent duplex house at such gated community would be 70 lakhs to 80 lakhs. 

 

My idea here is to create such kind of Duplex House at ZERO PRICE

 

 

So how do we get it - i would straight away go into this model and explain in brief - just few major highlights and the strenth required and so on :

 

In the first instance an company is formed and the share capital is raised:(Stage One)

 

1. Total members required for the project  - 100 members

2. Each member's investment                    -  10,00,000 Rupees        - (10 lakhs) 

3. Total project Cost                                  -   10,00,00,000 Rupees  - (10 crore's)

 

Purchase of Land :(stage Two)

 

1. Total land purchased in Acres                     -   20 acres

2. Cost per Acre                                              -    30,00,000 (30 lakhs)

3. Card value of the Acre                                -     20,00,000 (20 lakhs)on the higher side

4. Registration Charges@9 percent                -     36,00,000 (36 lakhs)

5. other miscellaneous charges@3 percent    -     18,00,000 (18 lakhs)

 

Total cost incurred on 20 Acres                      -   6,54,00,000 /- rupees.

 

Real Venture promoted :(Stage Three)

 

1. Total square yards obtained after layout                        -    65,000 Square Yards

 

2. layout fees/plan approvals and layout expenditure         -   1,00,00,000 (1 crore) estimate on                                                                                                          higher side

3. Cost incurred in providing infrastructure(sport's club)    -    2,00,00,000 (2 crore) estimate on                                                                                                        higher side

 

4. Marketing costs                                                             -       46,00,000 (lakhs) on higher side

 

Total cost incurred on the venture promotion                   -        3,46,00,0000 rupees

 

Total investment(land+venture promotion)   = 6,54,00,000+3,46,00,000

                                                                             = 10,00,00,000 (10 crore's)

 

 

So now we have gone through 3 stages and where do we stand here :

 

1. Land required for each house(for promoters)       = 200 square yards

2. Land required for 100 houses(for promoters)       = 20,000 square yards

3. Land required for amenities                                  =  5,000 square yards

 

The left over land for sale    =  65,000 - 20,000 - 5,000

                                             =   40,000 square yards

 

So now what is the costing incurred per square yard  

 

                 10,00,00,000 divided by 40,000 square yards

                                                              

                              2,500 per square yard is the cost incurred by the company

 

Sales :(Stage Four)

 

So what kind of plots are we going to sell(measurement) - all 200 square yard plots

 

How many 200 square yard plots = 40,000/200 = 200 plots

 

so we need to market the 200 plots now - okay wait - why do we need to sell all the 200 plots now let us sell only 100 plots -- 

 

Each plot @ 10,00,000 rupees (10 lakhs) - an 200 square plot @5000 per square yard -

 

Each member of the group get one buyer and the sale of 100 plots is over - and now we are even going to save at least 40,00,000 lakhs (which were incorporated in the project cost for marketing). And do u dought that one promoter cannot get one buyer - in his friends/relatives and other circles? and this is the beauty here for sales. 

 

100 plots * 200 Square yards * 5000 rupees/Square yard   = 10,00,00,000 (10 crore)

 

 

 

***************  So where we stand now - The investment by the company 10 Crore is back and every investor of the company has got an 200 square yard plot and top of it the company holds additional 20,000 square yards or 100 plots   *************** 

 

 

 

Construction Of Independent Houses :(Stage Five)

 

Cost incurred per square feet construction   = 1200? in general if we just construct an independent house we incur 1400-1500 per square feet - but when we construct 100 houses at a span IE. we are about to construct 2,00,000(lakh) square feet then the cost is minimized and i have taken the construction rate on today's market builder rate.

 

Cost incurred in construction of 2,00,000     =   2,00,000 * 1200

                                                                     =    24,00,00,000 (24 crore's)

 

So where do we have the money = we just have 20,000 square yards land left over for the sale costing 10,00,00,000 (10 crore's) - so where do we get the remaining - here the only thing we need is patience - 

 

Generally 10 percent growth per annum is minimal in lands in general but where has in the vicinity of capital city and that too which has to emerge or evolve there would be an growth of 15 percent per annum for the next 10 years -- so if we maintain patience for 4-5 years the land cost which was 5000@square yard would raise to 12,000-15,000 per square yard - the point here is we have got our investment back and we have our profits lying down there for quiet some time - and depending upon the boom and other factors we may even get an chance to full-fill our dream in 3 years also or maximum of 5-6 years. Meanwhile in this gap what can be done here - investment is back and why not an replica of similar venture with 10,00,00,000(10 crore's) - and we get an out and out chance if we finish the second venture and there sell away all the land (40,000 square yards) and u get the required investment straight away to start our houses and top of it u get an house and an 200 square yard plot. 

 

The successful model repeats and may it may take few changes on the changing scenario's.

There are enquirers from few members of our DB who are interested in such kind of Real venture's but the major concern is regarding minimum cut off investment -- 

 

So let me clear about this -- The first main agenda of this idea/concept is to generate an Group/strength -- any fellow DB member who are interested in this concept but who cannot invest 10 lakhs - and he can invest below 10 lakhs say around 5 lakhs - can also join the group -- those investments can also be worked out (incorporated) with slight changes in the model --

everythin is gud dat is wat real estate people do... bt where we get per acre thirty laks {highly impossible } and in reality ten laks hundred mem will be bit diff...anywaz gud ideas bro.. u rock

30 l ki endhuku dorakhatham ledhu  -- iam searching for such kind of lands for the past 2 months and yes unayee -- and yes 100 members is an crowd -- but 50-60 l pettey kontha mandhee friends outside DB ready gha unnaru chivariki count 30-35 ney maximum ayyedhee - target 10c ayina ventaney this project will start  --

I know u r the person in db who is getting inside info from party office & party circles too

 

v can easily materialize this project and within short time span v can have property in capital that to neighboring N fans

I have the same idea but with ltd ppl....iam in but after framing the protocols and commitee.....ntr-tdp uncle pm ur number...will talk to u on weekend....reputed members to be part of commitee is vital for success

 

Sine it is public form ..we don't know ppl personally...we should be careful...as it involves lot of money

 

We had bad examples in the past related to money dealings

:ready2fight: db members ki suggestion:: don't invest  with strangers, have seens couple of big scams in last 2 yrs @dogs DB , dinu aka NBKFANS.com owner or some thing  have cheated lots of people with "Stocks investment/mangement" stuff. Invest only if you know the DB member and their family personally
